100% of wastewater is treated on-site to tertiary standards and re-used within the building, 96% of regularly occupied spaces have access to outside views, 80% of construction waste was separated to be reused or recycled, 80% reduction in potable water use, 30% additional outside air than ASHRAE 62.1-2007 standard minimum ventilation rates established is supplied to the building, 24% of building’s construction materials were manufactured using recycled materials, 21% of construction materials were manufactured and extracted within 800 km from the project site, 12% savings in energy consumption cost.
The building’s envelope is a fundamental factor in energy performance. The glass installed has a low solar heat gain coefficient (SHGC), which combined with the facade sunshades contributes to reduce heat loads inside the building, helping to minimize the use of air conditioning and reducing energy consumption. Overall,14% savings in the total energy cost of the building was achieved. In addition, an electric load reduction strategy for lighting was implemented and achieved 20% savings in comparison with a conventional building.
ELEMENT CORPORATIVO has a plan for measuring and verifying energy consumption, use patterns can be analyzed, detecting unusual consumption to generate strategies for continuous improvement in energy performance. In addition, the building included a centrally monitored metering network in its design, which can be expanded for future tenants to measure and verify their own energy consumption.
Refrigerants used in ELEMENT CORPORATIVO are free of chlorofluorocarbon (CFC), which reduces the damage to the ozone layer.
The well-being and quality of life of the building’s occupants was one of the major goals considered in ELEMENT CORPORATIVO’s design phase. The building’s systems provide 30% additional outside air than ASHRAE 62.1-2007 standard minimum ventilation rates, improving comfort, well-being, and productivity of occupants. In addition, the project’s air conditioning design was conducted according to ASHRAE 55 thermal comfort standard, allowing an optimum degree of thermal comfort for its occupants, benefiting their health and productivity. All adhesives and floors coatings, installed in the building’s interiors, are low in Volatile Organic Compounds (VOCs). VOC’s are hazardous to people’s health. The structure of the building and its glass facades allows an interior distribution where more than 95% of regularly occupied spaces have access to outside views, enhancing the quality of the workspace and occupant’s well-being.
100% of wastewater is treated on-site to tertiary standards and re-used within ELEMENT CORPORATIVO. Therefore, there are no sewage discharges to the city drainage. In addition, with a strategy that combines high-efficiency water fixtures and fittings, and treated water use in flush fixtures the building achieved 80% savings in potable water use compared to a conventional corporate building. This potable water savings not only contribute to environmental conservation, but also reduces the pressure upon the water supply systems and wastewater infrastructure. In addition, to contribute to potable water savings, all the green areas of the building do not have a permanent irrigation system.
ELEMENT CORPORATIVO has an area dedicated for the collection and storage of recyclables, the area was dimensioned considering the size of the building and the amount of waste expected to be generated by the occupants. 80% of waste generated during ELEMENT CORPORATIVO’s construction was diverted from landfill, sending waste to sites dedicated to recovery and recycling. 24% of building’s construction materials have been manufactured using recycled materials, which reduces environmental impact caused by the extraction and processing of natural resources and virgin materials. 21% of construction materials have been manufactured and extracted within an 800 km radius from the project site, avoiding the emissions generated by those materials’ transportation, and supporting national and local economy
