Warehouse 1 saves 34% in energy total cost. A quality assurance service for energy systems was hired to verify that they were installed and calibrated to perform accordingly to design and specific requirements for the project. The refrigerants used in the air conditioning system are free of chlorofluorocarbons (CFCs), preventing damage to the ozone layer.
Smoking is prohibited inside the building and within 8 meters from operable windows and entrances to prevent occupants’ exposure to tobacco smoke.
Healthy ventilation systems were installed, complying with the ASHRAE 62.1-2007 standard. This improves air quality and promotes occupants’ comfort, well-being, and productivity. The ventilation system provides 30% additional outside air than ASHRAE 62.1-2007 standard minimum rates.
An Indoor Environmental Quality management plan was conducted during the construction of the warehouse. This plan was implemented to reduce air quality problems resulting from construction, and to promote the well-being of occupants and workers. All paints, varnishes, and enamels used indoors have low or zero-VOC content. Likewise, the floor systems used indoors are certified to ensure low emission of pollutants. In this way, the amount of irritating and/or harmful pollutants that affect the comfort and well-being of occupants is reduced.
The building has water-saving fixtures and fittings, generating savings of 40% in water consumption.
25% of the total content of construction materials have been manufactured from recycled material (cost-based). 31% of materials used were manufactured within 800 km from the project site.
The project achieved exceptional performance in regional materials, more than 30% of construction materials were extracted and manufactured within 800 km from the project site.
A LEED accredited professional worked closely with industrial warehouse 1 design team, to assist and encourage the integrative process required by LEED.

Regional priority
The project is located in an area with pedestrian access to various services including restaurant, pharmacy, school, supermarket, grocery store, hardware store, dry cleaner, beauty parlor and childcare facility, which promotes sustainability in the community.
The entrance of Parque Industrial Castillo’s industrial warehouse 1 is located within 400 meters from two bus stops, served by two routes each. This encourages employees to use alternative transport and contribute to reduce air pollution.
Warehouse 1 features preferential parking spaces for low-emitting and fuel-efficient vehicles and provides 10 secure bicycle racks in the building’s parking, encouraging employees to use their bikes to commute and promoting physical activity.
