Corporativo Insurgentes Sur 810 implemented an electric load reduction strategy for lighting. The air condition system was designed considering air quality and efficiency. With the implementation of these strategies, 22% savings in the annual energy cost of the building is expected. The building was submitted to a rigorous commissioning process to verify that the project’s systems and components were designed, installed, and will perform according to the owner’s project requirements, in compliance with the applicable national and international norms and standards. The building’s Air-Conditioning system is free of chlorofluorocarbon (CFC) based refrigerants, eliminating damage to the ozone layer.
The building has a mechanical ventilation system that provides enough outside air to renew the air in all the occupied spaces, complying with the requirements established by the ASHRAE 62.1-2007 standard; this strategy, in addition to improving the comfort and well-being of the occupants, also helps to increase their productivity by reducing the concentration of pollutants such as CO2 and suspended particles.
All adhesives, sealants, paints, coatings, and floors used in the building’s interiors have a low content of VOCs, this means they are less harmful to health than commonly used products; this strategy, increases the well-being and health of both construction workers and occupants. The building’s architectural design allows 61% of regularly occupied spaces to have access to outside views, helping to increase the well-being and productivity of the occupants in their workspaces for the lifespan of the building
Insurgentes Sur 810 wastewater is treated in the campus sewage treatment plant, located in the parking basement; the treated water is reused on-site. Therefore, there are no sewage discharges to the city drainage. In addition, the building has installed high-efficiency water fixtures and fittings, both strategies result in a reduction of 49% in indoor potable water use.
Also, the plant species in the building’s green areas and in the roof garden, were selected based on their water requirements and their level of adaptation to the local climate. Saving 66% of potable water for irrigation. Furthermore, only treated water is used for this purpose. All the later strategies help preserve the environment and reduce the pressure upon the city’s supply systems and infrastructure for wastewater.
Corporativo Insurgents Sur 810 has an area dedicated for the collection and storage of recyclable waste generated during building’s operation. 49% of construction materials used in the building were extracted and manufactured within 800 km from the project site. This strategy that contributes to reduce the environmental impacts generated by materials transportation. Additionally, building materials with a high percentage of recycled content were chosen, e.g. structural steel, facade glass and aluminum profiles.

Corporativo Insurgentes Sur 810’s location stands out for its community connectivity and public transportation access as it is located in a densely populated area with a metro station just across the street, on Avenida Insurgentes Sur. Therefore, the building’s occupants can commute to work or carry out various activities without the need for a car. 32 bicycle secure racks were installed in the first level. Also, the building has 20 preferred parking spaces for low-emitting and fuel-efficient vehicles in the first and second basements. The mentioned strategies contribute to reduce car dependence as a mode of transport, as well as encouraging building occupants to be physically active. The environmental benefits are greenhouse gas emissions reduction, health improvement, and the increase of quality of life for the occupants.
