Boulevard Adolfo Lopez Mateos 2048 implemented an electric load reduction strategy for lighting and ensured air conditioning system efficiency, without compromising the ventilation quality in all occupied spaces. With all this, 20% savings in the annual energy cost of the building is expected.
The building was submitted to a rigorous commissioning process to verify that the project’s systems and components were designed, installed, and will perform according to the owner’s project requirements as well as complying with applicable national and international norms and standards. In addition, the building’s air-conditioning system has non-ozone-depleting refrigerants.
Occupants’ well-being was one of the main objectives of the project. The building has a mechanical ventilation system that provides enough outside air to renew the air in all the occupied spaces, complying with the requirements established by the ASHRAE 62.1-2007 standard; this strategy, in addition to improving the comfort and well-being of the occupants, also helps to increase their productivity by reducing the concentration of pollutants such as CO2 and suspended particles.
Also, an internal policy has been implemented which prohibits smoking in all the interior spaces of the building and in exterior spaces that are within 8 meters of any door, operable window or air intake to avoid contaminating the interiors with tobacco smoke.
During construction, an indoor air quality management plan was implemented, consisting in the establishment of best practices to prevent the spread of pollutants and odors in indoor spaces while construction work was taking place, as well as preventing absorbing materials (such as drywall) to be in contact with moisture, preventing mold growth.
90% of the occupied spaces have access to outside views, this strategy helps increase the well-being and productivity of the occupants in their workspaces.
Boulevard Adolfo Lopez Mateos 2048 treats and reuses 100% of wastewater. In addition, the building has low-consumption flow and flush fixtures, this strategy, added to the use of treated water, results in 83% savings in indoor potable water use. On the other hand, the plant species in the building’s green areas were selected based on their water requirements and their level of adaptation to the local climate, saving 62% of potable water used for irrigation. Furthermore, only treated water is used for this purpose.
All the later strategies help preserve the environment and reduce the pressure upon the city’s supply systems and infrastructure for wastewater.
Boulevard Adolfo López Mateos 2048 has an appropriately sized area dedicated for the collection and storage of recyclables generated during the building’s operations. Additionally, 56% of construction materials (cost based) have been manufactured and extracted within 800 km from the project site, helping to reduce the environmental impact caused by the transport of material.

Boulevard Adolfo López Mateos 2048 is located a within walking distance of a large number of basic services such as schools, temples, banks, restaurants, gyms, hospitals, supermarkets, etc. In addition, it is located within 800 meters from the Barranca del Muerto metro station. This means that project’s occupants can commute to work or carry out various activities near the building without the need for a car. Additionally, the building’s parking is 100% underground and has 36 preferential parking spaces for efficient and low-emission vehicles. The environmental benefits derived from these strategies are the reduction of greenhouse gas emissions and the reduction of the heat island effect.
