100% of wastewater is treated on-site and re-used for irrigation, 100% of regularly occupied spaces have air renewal to ensure indoor air quality, 79% of building’s occupants feel comfortable with the facilities, 76% of generated waste is diverted from landfill, 75% of building’s occupants share a car, use public transport, or walk to/from the building, 61% of regularly occupied spaces have access to daylight, 49% reduction in potable water use in comparison with a similar building with conventional water fixtures and fittings, 27% savings in energy consumption based on historical project’s data, 25%of rainwater from impervious surfaces is collected and infiltrated into the ground.
Through the LEED evaluation period, energy consumption in Centro de Formación de Excelencia Toyota was 27% lower than the project’s historical average. These savings were achieved by implementing energy efficiency measures and strategies. High-efficiency LED lights were installed on the ground floor and solar tube skylights in the upper floor, reducing the electrical load for lighting. This strategy also allowed further savings in the electricity consumption of the air conditioning and ventilation system by reducing indoor thermal loads. The building has an Egauge electrical measurement system that allows the monitoring of the air conditioning system energy consumption. Consumption energy patterns can be analyzed, and unusual consumptions can be detected and fixed to generate strategies for continuous improvement in energy performance, and to reduce the electricity consumption cost.
The well-being and quality of life of the building’s occupants is one of the major goals of the Dojo. An air conditioning system which provides outdoor air rates established by ASHRAE standard 62.1-2007 was installed to ensure air quality, and therefore, occupant’s comfort, well-being, and productivity. Smoking is prohibited inside the building and 8 meters from air intakes and operable doors, avoiding smoke and pollution, and ensuring a place with clean air for its occupants.
Another strategy implemented to promote indoor air quality was a carpet installation at the lobby’s entrance that captures dirt and particles from people’s shoes entering the building. Centro de Formación de Excelencia Toyota has sola tubes installed in all classrooms and offices on the upper floor, most of the classrooms are located along the building’s perimeter and 61% of regularly occupied spaces have access to daylight. These strategies increase quality in the workspaces and occupants’ well-being.
Centro de Formación de Excelencia Toyota treats 100% of the wastewater generated in the building, treated water is reused for irrigation. Therefore, the sewage discharges to the city drainage are reduced. In addition, the building has installed high-efficiency water fixtures and fittings resulting in a reduction of 49% in potable water use compared to a similar building. This water use reduction not only contributes to environmental conservation, but also reduces the pressure upon the water supply systems and wastewater infrastructure.
Centro de Formación de Excelencia Toyota has an appropriately sized area dedicated for the collection and storage of recyclables which includes containers for paper, cardboard, plastics, glass, metals, batteries, lamps, and electronic equipment, resulting in 76% of the total waste diverted from landfill. In addition, a purchasing policy was implemented to establish sustainable guidelines to make a more conscious product selection. To reduce and reuse resources, Centro de Formación de Excelencia Toyota has purchased USB flash drives that will be given to any participant for their reuse in each new course they attend.

A site management policy was implemented to regulate the activities conducted outside the building. Among the relevant aspects of this policy is that 100% of garden waste is diverted from landfill and/or incineration facilities. Centro de Formacion de Excelencia Toyota made an agreement with the parks and gardens state department to collect all the waste from the Dojo’s gardening and compost it. Centro de Formacion de Excelencia Toyota total area is 26,795.40 square meters, from which 7,300 square meters (equivalent to 27% of the total land area) are green areas consisting in native and adapted plants. This vegetation types contribute to habitat conservation and promotes biodiversity.
With the objective of reducing the runoff volume and collect rainwater from impervious surfaces, a rainwater harvesting system was enabled, capable of collecting and infiltrate 82,400 liters of water into the ground.
To improve nighttime visibility and reduce the impact of the building’s lighting for wildlife and people, lighting fixtures placed around the Dojo’s main building perimeter and auxiliary warehouses, were replaced with new lamps that meet LEED lighting orientation specifications.
