MAIN ENVIRONMENTAL ACHIEVEMENTS

100% of wastewater is treated on-site to tertiary standards and re-used within the building, 94% of regularly occupied spaces have access to outside views, 99% of construction waste was separated to be reused or recycled, 29% of construction materials (cost based) have been manufactured and extracted within 800 km from the project site, 79% reduction in potable water use,  30% additional outside air than ASHRAE standard minimum ventilation rates, 29% savings in energy consumption cost,

ENERGY AND ATMOSPHERE

The installed load for lighting was reduced by 29.7%. With this, great savings were achieved in energy consumption. UBS México purchased 760 MWh of Green-e certified Renewable Energy Certificates (RECs). This purchase exceeds the estimated energy consumption of 172 kWh/m2 per year in the offices, for two years. 98.5% of electrical appliances and office equipment used in UBS México are Energy Star certificated, contributing to energy savings in the project. In addition, the air-conditioning system is free of chlorofluorocarbon (CFC) based refrigerants, preventing the damage to the ozone layer.

INDOOR ENVIRONMENTAL QUALITY

Often, commercial interior’s design of air conditioning only considers the cooling of the project. However, UBS México air conditioning system is a little different as it considers the cooling and ensures the provision of outside air, with the ventilation rate established by the ASHRAE standard 62.1. Therefore, at UBS México, the indoor air is continuously renewed to ensure healthy breathing and low CO2 concentrations. The outside air rate was increased by 30% in all occupied spaces, to improve air quality further and contribute to comfort, well-being, and productivity.

All adhesives, sealants, paints, coatings, and floors used during the construction phase are low in Volatile Organic Compounds (VOCs). VOC’s are hazardous to health and may cause significant damage to the environment. Workstations in UBS México are also low in VOCs emissions, providing a safe workplace free of odors, toxics, and carcinogenic substances. UBS México offices do not have spaces in which hazardous gases or chemicals are used, ensuring the well-being of occupants. 94% of regularly occupied spaces have access to outside views, which enhances the quality of the workspace and occupants’ well-being.

WATER EFFICIENCY

UBS México offices save 79.6% in water consumption, compared to a similar conventional office interior. This saving is achieved thru high-efficiency water fixtures and fittings, and the reuse of treated water in WCs and urinals. The water use reduction not only contributes to environmental conservation, but also reduces the pressure upon the water supply systems and wastewater infrastructure.

MATERIALS AND RESOURCES

UBS México has an appropriately sized area dedicated for the collection and storage of recyclables, promoting source separation. By contract, the commercial interior will be occupying the building for at least ten years, reducing costs and materials resulting from a new construction process. 99% of construction waste was diverted from landfill and separated to be reused or recycled. 13% of construction materials have been manufactured using recycled materials, which reduces environmental impact caused by the extraction and processing of virgin materials. 29% of construction materials (cost based) have been manufactured and extracted within an 800 km radius from the project site. Therefore, the environmental impact of materials transportation is reduced, and national and local economy is supported.

SUSTAINABLE SITES

UBS México is in a LEED for Core & Shell Platinum certified building. The building is located in a 100% walkable urban area with well-stablished basic services. The site is surrounded by public transportation routes, occupants do not need to use a car to get to work or to perform other activities. The building has secure bicycle racks and showers, allowing 5% of the interior’s occupants to commute using a bicycle and avoid car use and its emissions, while stimulating well-being. The number of parking spaces planned for the use of UBS México includes 5 preferred parking spaces for carpool or vanpool, which is equivalent to 5.6% of its full-time employees. These parking spaces are properly indicated and can only be occupied by users who share their vehicle with other people, helping to prevent the use of cars individually.
