MAIN ENVIRONMENTAL ACHIEVEMENTS

100% of wastewater is treated on-site to tertiary standards and re-used within the building, 99% of regularly occupied spaces have access to outside views,  79% of regularly occupied spaces have access to daylight,  51% of construction waste was separated to be reused or recycled, 66% of construction materials (cost-based) were extracted and manufactured within 800 km from the project site,  93% reduction in potable water use, 30% additional outside air than ASHRAE standard minimum ventilation rates, 28% savings in energy consumption cost

ENERGY AND ATMOSPHERE

The energy consuming systems of the building save 28.2% of energy (cost-based). 9% of the energy consumed by the building is generated by photovoltaic panels. The building has a submetering system that enables better control of energy consumption and ensures the projected savings. This energy efficiency will avoid the emission of 3395.24 tons of CO2 every year. In addition, air conditioning systems use chlorofluorocarbon (CFC) free refrigerants, preventing damage to the ozone layer.

INDOOR ENVIRONMENTAL QUALITY

All adhesives and sealants used in the building have low levels of volatile organic compounds, which are toxic to humans. In addition, the installed ventilation system provides enough filtered outside air and is designed to achieve thermal comfort, thereby increasing the health and productivity of building occupants. 79 % of regularly occupied spaces are daylit and 99% have access to outside views.

WATER EFFICIENCY

Terracota Cien treats and reuses 100% of wastewater, so there are no drainage discharges, reducing the pressure upon Mexico City’s water supply systems and wastewater infrastructure. The combined strategies of reusing water and the installation of water saving fixtures allowed the project to achieve 93% savings in potable water consumption, compared to a conventional building.

MATERIALS AND RESOURCES

The building’s construction materials have sustainable features (cost-based): 25% are recycled, 30% are regional. 100% of wood used comes from FSC certified forests. In addition, Terracota Cien has an appropriately sized area dedicated for the collection and storage of recyclables generated during the building’s operations.

SUSTAINABLE SITES

The building has 84 secure bicycle racks and 9 showers with dressing rooms, as well as 47 preferential parking spaces for efficient or low-emission vehicles, encouraging occupant to use alternative transport. In Terracota Cien there are 1810 m2 of green areas, favoring biodiversity. The chosen plant species have low irrigation needs. Also, the building has a rainwater harvesting system, rainwater is reused within the building.
