MAIN ENVIRONMENTAL ACHIEVEMENTS

100% of wastewater is treated on-site to tertiary standards and re-used within the building, 100% of indoor spaces are smoke-free, 100% of regularly occupied spaces have air renewal, 90% of regularly occupied spaces have access to outside views, 83% reduction in indoor potable water use, 52% reduction in potable water use for irrigation, 26% of construction materials (cost based) were extracted and manufactured within 800 km from the project site, 22% savings in energy consumption cost

ENERGY AND ATMOSPHERE

Andares Campus Corporativo implemented an electric load reduction strategy for lighting and ensured high efficiency in the air conditioning system. With the implementation of these strategies, 22% savings in the annual energy cost of the building is expected. The building was submitted to a rigorous commissioning process to verify that the project’s systems and components were designed, installed, and will perform according to the owner’s project requirements. Building’s Air-Conditioning system is free of chlorofluorocarbon (CFC) based refrigerants, preventing damage to the ozone layer.

INDOOR ENVIRONMENTAL QUALITY

The building has a mechanical ventilation system that provides enough outside air to renew the air in all occupied spaces, complying with the requirements established by the ASHRAE 62.1-2007 standard. An Indoor Air Quality Management Plan was conducted during construction to avoid contaminants and odors to spread. In addition, 90% of building’s regularly occupied spaces have access to outside views, improving occupants’ comfort, well-being, and productivity.

WATER EFFICIENCY

Andares Campus Corporativo wastewater is treated within the campus and reused on-site. Therefore, there are no sewage discharges to the city drainage. In addition, the building has installed high-efficiency water fixtures and fittings. This strategy, added to the treated water use, results in an indoor potable water use reduction of 83%. Additionally, water used for irrigation is reduced by 52%, only treated water is used for this purpose.

MATERIALS AND RESOURCES

Andares Campus Corporativo has an appropriately sized area dedicated for the collection and storage of recyclables generated during the building’s operations. Additionally, 26% of construction materials (cost based) have been manufactured and extracted within 800 km from the project site. Therefore, the environmental impact of materials transportation is reduced.

Andares Campus Corporativo is located within a walking distance from diverse basic services open to the public. Also, it is located within 120 meters of one bus stop served by various bus lines. The building has 32 bicycle secure racks and 12 preferred parking spaces for low-emitting and fuel-efficient vehicles.
